Building Energy Ratings (BER) - effective from 1.1.2009

Building Energy Rating (BER) Assessment

From the 1st January 2009 all new and existing homes offered for sale or to let require a Building Energy Rating (BER) certificate. The BER certificate tells the prospective purchaser / tenant how energy efficient the building is. The assessor will survey the building and the information will be entered into the Dwelling Energy Assessment Procedure software (DEAP). Calculations are based on all water heating and room heating systems, as well as ventilation, lighting etc. It also makes allowances for renewable energy systems i.e. solar panels.

BER Certificates

A Building Energy Certificate will then be issued for the building. The building will be rated from A1 for a very energy efficient house to G at the bottom of the scale. The house does NOT have to have any work carried out whatever the rating. The purpose of the BER certificate is to inform the prospective tenant or buyer how energy efficient the house is. However, each assessment will come with an Advisory Report on how to carry out cost effective measures to improve your energy rating.

The BER is an indication of the energy performance of a dwelling. It covers energy use for space, heating, water hearing, ventilation and lighting, calculated on the basis of standard occupancy. It is expressed as primary energy use per unit floor area per year (kWh/m2/yr). 'A' rated properties are the most energy efficient and will tend to have the lowest energy bills
